The Stachus area in Munich, located between the train station and the Stachus Square, is one of the city’s most prominent urban spaces, combining historical landmarks such as Gabriel von Seidl’s Rondell buildings and Friedrich von Thiersch’s Justice Palace with modern structures like Theo Papst’s Kaufhof and the iconic Königshof Hotel. Despite its centrality and urban significance, the area remains underutilized, offering immense potential for transformation into a vibrant and multifunctional urban hub.

Historically, European cities have evolved through gradual changes, with comprehensive redevelopments being rare and often met with skepticism. However, the ongoing urban challenges and shifting social dynamics demand innovative approaches to modernize and densify existing urban spaces. This project aims to embrace these challenges by reimagining the Stachus area as a paradigm of urban revitalization.

The project envisions the conversion of monofunctional areas into dynamic urban spaces that reflect the evolving lifestyle of European cities. By integrating a balanced mix of functions (25% residential, 25% office, 25% retail, and 25% hospitality) the design will foster diversity, adaptability, and sustainability.

The focus lies on creating a harmonious blend of large-scale structures and small-scale elements, prioritizing spatial quality, and leveraging the potential of both interior and exterior spaces. Special attention is given to the “in-between” spaces, which offer opportunities for interaction and identity.

  • Contextual Integration and Visionary Identity: The proposal will harmonize with the existing urban fabric while introducing a bold and innovative architectural language.

  • Flexibility and Transformation: The design will prioritize multifunctionality and adaptability, allowing for rapid programmatic changes and overlapping uses.

  • Public Space Redesign: The surrounding public areas, including Sonnenstraße and Bahnhofsplatz, will be reimagined as vibrant, inclusive spaces that enhance the urban experience.

A New Standard for Urban Living
This project is an opportunity to redefine the Stachus area as a benchmark for sustainable urban development, balancing the historical identity of Munich with contemporary demands for densification and diversity. By unlocking the hidden potential of this prominent site, the redevelopment will transform it into a space where living, working, and leisure coexist seamlessly at the heart of the city.
